Where is TIDE helping owners, and will you expand?
Right now, we’re focused on growing our South Florida market. We plan to establish offices in Tampa and Orlando soon!
What differentiates you from the competition?
Our attention to detail is second to none. We understand that an owner’s most important commodity is time. We are committed to being on task 24/7.
What rental software do you use?
We use Buildium. It’s a cloud-based property management software, so you can access your owner’s account anytime, anywhere.
Can I meet the owner of TIDE?
Sure, we’re open to all forms of media too. In person, FaceTime, Skype.
Which documents do I need to get started?
We’ll send you an introductory email about our services. You’ll need to fill out a property information sheet and W-9 Form.
Does TIDE require a deposit?
On all new accounts, we do hold a $300 deposit in reserve for repairs.
Will you contact me prior to doing work?
TIDE values a mutually beneficial partnership. We will always communicate any necessary repairs. That’s our guarantee.
Do you trust your vendor list?
TIDE is very confident in our vendors. They are a great asset to us and our clients. At this point, they expect work from us and we expect loyalty.
Will TIDE handle all HOA documentation and notices?
Yes, we understand this is part of home ownership in Florida. We’ll execute dues payments and make sure you are compliant with all guidelines, deadlines, and regulations.
For Tenants
How do I rent a home you’re marketing?
TIDE will send you an application via email. You also can visit our office for assistance.
What do you look for in an applicant?
We’re looking for the perfect tenant! We’ll check credit, income, rental history, and background. Once approved, you’ll join the TIDE family.
Will you review the lease with us?
Of course! We want all parties to be comfortable and satisfied.
Who do I call for a maintenance request?
TIDE prides itself on customer service. Send all requests to your property manager. After business hours, contact the 24-hour maintenance hotline.
How do I ensure the full return of my security deposit?
Return the rental to TIDE in its original condition. All carpets should be cleaned and any cosmetic work completed by a licensed contractor.
